Introduction: Ladun Investment Company announces the award of the Al Khalidiyah Informal Settlement Redevelopment Project in Makkah to the consortium of Ladun Investment Company and Al-Ayuni Investment & Contracting Company by the Royal Commission for Makkah City and Holy Sites. Award Date: 14/12/1447H corresponding to 31/05/2026. Contracting Party: Royal Commission for Makkah City and Holy Sites. Project Value: The project's targeted sales value exceeds SAR 6 billion. Expected Contract Signing Date: 23/12/1447H corresponding to 09/06/2026. Project Details: The project scope includes the establishment of a closed-ended private real estate investment fund in compliance with the Investment Funds Regulations issued by the Capital Market Authority and all applicable laws and regulations. The fund's objective is to execute the project's infrastructure works, subdivide the land into plots, and market and sell the plots through the developer, who will be appointed as the project's sales and marketing agent, followed by an eventual exit from the fund. The project also encompasses the design, execution, and delivery of infrastructure works in accordance with the highest planning and engineering standards, while maintaining a balance between development requirements and preserving the urban and social fabric of the city. The project will comply with the requirements of all relevant authorities, including the Royal Commission for Makkah City and Holy Sites, the Holy Makkah Municipality, National Water Company, the Saudi Electricity sector, telecommunications companies, the General Real Estate Authority, the Off-Plan Sales Program (Wafi), and other service providers. The scope of work includes preparing the detailed master plan and detailed engineering designs, constructing road, water, sewage, electricity, and telecommunications networks, designing public spaces and parks, coordinating utility connections, and ensuring that all land plots are fully serviced and infrastructure-ready for delivery to customers. The project is driven by a comprehensive development vision that places people and quality of life at the forefront of its priorities. It aims to create more organized and sustainable urban environments that respect the unique identity of Makkah, enhance residential living, mobility, and public services, while safeguarding the rights of property owners and residents.
